Office Building, Oxford Street

The development of this office building, an £80m, 100,000 square foot project situated in the heart of London, has cemented itself as a leading example of what sustainable property infrastructure can look like in commercial buildings across the country.

From its inception, the project embraced cutting-edge sustainable standards, having set its sights on, and achieving, BREEAM Outstanding as well as WELL Platinum accreditations. The 9-storey, multi-use building achieved these ratings, in part, thanks to Stormsaver’s bespoke Smart SuDS system operating to reduce potable water demand on site.

In order to reduce potable demand in the building, and to conform to local drainage strategies, it was decided to incorporate our innovative Smart SuDS system. Designed to the National Standard for SuDS, this system consists of a non-pressurised rainwater harvesting arrangement, with a 1200L break tank that works in tandem with a Smart SuDS control panel, as well as a release valve on the 55 cubic metre storage tank.

This system uses intelligent weather forecast monitoring, drawing on live Met Office data to autonomously manage stored water levels and safely accommodate incoming rainfall. The Smart SuDS control panel analyses forecast data up to 72 hours in advance, comparing predicted rainfall with available tank capacity. Where necessary, it automatically releases a calculated volume of water to ensure 100% of attenuation is always available.

To ensure reliability, the system performs a data handshake every five minutes; if communication is lost, the valve defaults to a fail-safe open position, allowing water to drain. In the event of a power outage, an alternative power supply is in place to open the valve and maintain safe operation.
